We provide our vacation home owners with convenient and valuable property management services, including:

Preliminary Property Review and Analysis

A preliminary property review is required to obtain a complete understanding of the property, its idiosyncrasies and identify those items that may impact the successful property presentation, management and rental.  Determine if the property meets the requirements needed to be identified as an On Green Lake Rentals vacation rental.  This is completed by the Property Manager in conjunction with said owner.

A subsequent Property Review Analysis meeting, is then held with the owner and the Property Manager to discuss in detail; target markets, rental rates, rental season, number of minimum nights, security deposits, accounting process, vacation rental requirements, communication methods, owner commitment and responsibilities,  and owner and manager preferences. 

Setup and Implementation of Estate in Rental Programs

Includes the setup and addition of the premises to the On Green Lake Rentals website, third party websites, on going maintenance of those sites, rental calendars, taking pictures, creating a brochure and administrative setup.  The payment of the annual subscription fees associated with specific third party sites such as www.visitgreenlake.com, www.VRBO.com or any of the other fees associated with vacation rental sites that On Green Lake rentals has research and added to their marketing repertoire.  This process should be completed within the first two-three month of the new year to be fully prepared and to have a success rental season

Contractual Management of Estate 

Upon signing of the contract the Property Manager will move forward with completion of the following:

  • Setup and Implementation of the Estate in Rental Programs
  • Assist the owner with completing the requirements of the Tourist Rooming House Guidelines required by the Waushara, Green Lake and Marquette Counties Health Department. Including, but not limited to
    • Assisting with Permit Application
    • Water Testing
    • Scheduling and Onsite Pre-Inspection Meeting with the Tri-County Health Inspector
    • Work with owner to address any necessary improvements
  • Ongoing Property Management services signoff – List of services to be provided by Property Manager and those Owner will be responsible for.
